Example Property & Area Guide for estate and letting agents
This is a full five-page example of the agency-branded guide Offer Smart produces for a listing. It contains factual property and local-area information only — no valuation — and is designed to be handed to buyers and tenants at viewings or emailed after an enquiry.
The example below uses a sample property in Poole. Each section is optional, so you can choose what appears for every listing.
Page 1 — Cover, property overview and connectivity
The guide opens with your agency logo, colours and branch contact details, followed by the property overview: address, type, bedrooms, bathrooms, internal floor area (from the EPC register) and asking price. Broadband speeds from Ofcom and indoor/outdoor mobile coverage for each network follow.
Page 2 — Local schools and amenities
Nearby primary and secondary schools with type, age range, straight-line distance and Ofsted rating, then pubs, restaurants, cafés, parks and green spaces with ratings and distances. Agents can untick individual places before the guide is generated.
Page 3 — Shops, transport, area profile and crime
Supermarkets and transport links, an area profile built from ONS Census 2021 neighbourhood statistics (residents, ownership, age mix, household size and median pay) and a crime overview based on recent Police.uk data.
Page 4 — Flood risk, market trends, EPC and planning
Environment Agency flood-risk indicators, local market trends from the official UK House Price Index, the property's EPC rating and certificate details, and planning applications for the property and nearby (within 200 metres).
Page 5 — Council tax and estimated monthly bills
Council tax band and approximate annual charge, then estimated monthly bills for energy, council tax and water so buyers and tenants can budget before a viewing.
