OfferSmart reports are data-driven buyer insight tools designed to help prospective property buyers assess a property using publicly available data. Each report provides analysis including comparable sales, market trends, environmental data, and AI-generated insight summaries.

The report is provided for informational purposes only and is intended as a starting point for further research and professional consultation.

2. Not a RICS Valuation

An OfferSmart report is not a formal property valuation. It has not been prepared by a Royal Institution of Chartered Surveyors (RICS) registered valuer and does not comply with RICS Valuation — Global Standards (the "Red Book").

The "OfferSmart Valuation" figure presented in the report is an algorithmic estimate derived from comparable sales data, market conditions, and statistical modelling. It should not be relied upon as a definitive statement of a property's market value.

3. Not Professional Advice

The OfferSmart report does not constitute and should not be treated as:

• Financial or investment advice
• Mortgage or lending advice
• Legal advice
• Surveying or structural advice
• Tax advice

You should always seek independent professional advice from appropriately qualified and regulated professionals — including chartered surveyors, solicitors, mortgage advisers, and financial advisers — before making any property purchasing decision.

4. No Physical Inspection

OfferSmart reports are generated remotely using data analysis and do not involve a physical inspection of the property. The report cannot assess the structural condition, state of repair, or any physical defects of a property. Buyers should always commission an appropriate property survey (such as a RICS HomeBuyer Report or Building Survey) before committing to a purchase.

5. Data Sources and Accuracy

OfferSmart reports use publicly available data from sources including:

• HM Land Registry Price Paid Data (Open Government Licence v3.0)
• Office for National Statistics (ONS)
• UK Police crime statistics
• Planning application data
• PropertyData market datasets
• Google Places API

While we endeavour to use the most current and reliable data available, we cannot guarantee that all data is complete, accurate, or free from error. Data may be subject to delays, omissions, or inaccuracies inherent in the original source material. Historical transaction data may not reflect current market conditions.

6. AI-Generated Content

Certain sections of the report may include content generated by artificial intelligence models. AI-generated summaries, risk assessments, and insight narratives are produced algorithmically and may not capture every nuance of a property or location. AI-generated content should be treated as indicative commentary and independently verified.

7. Estimates and Projections

All property valuations, price projections, yield estimates, and growth forecasts contained in the report are estimates only. They are based on historical data, statistical models, and assumed growth rates. Actual property values and market conditions may differ materially from the figures presented.

Past performance and historical data are not reliable indicators of future property values or market trends.

8. Limitation of Liability

To the maximum extent permitted by applicable law, OfferSmart accepts no liability for any loss, damage, or expense arising from the use of, or reliance upon, any information contained in an OfferSmart report. This includes, without limitation, any direct, indirect, incidental, consequential, or punitive damages.

Nothing in this disclaimer excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.
