    Quick answer

    Price per square foot = price ÷ internal floor area (sq ft). A £360,000 home with 1,200 sq ft works out at £300 per sq ft. Compare that with what similar nearby homes sold for per sq ft, and you have a quick, fair test of whether the asking price stacks up.


    Step 1: Find the floor area

    • The listing floorplan usually shows a total in sq ft and m².
    • The EPC register (find-energy-certificate.service.gov.uk) lists a total floor area in m² for most homes sold or let since 2008.

    Use the same source for every property you compare where possible — EPC and floorplan figures can differ.

    Step 2: Convert if needed

    1 m² = 10.764 sq ft. So 85 m² × 10.764 ≈ 915 sq ft.

    The comparables average about £285/sq ft. At that rate, 1,200 sq ft suggests around £342,000 — a useful anchor when you decide your offer.


    Common mistakes

    • Comparing different property types. Flats and detached houses don't share a £/sq ft. Keep like with like.
    • Ignoring condition. A newly renovated home will sit higher than one needing work.
    • Using asking prices as comparables. Use sold prices from HM Land Registry, not other listings.
    • Including garages or outbuildings in one figure but not another.
    • Very small or very large homes. £/sq ft tends to fall as homes get bigger, so compare similar sizes.
